The FORD Research and Innovation Center is anticipating a LEED Gold certification with the U.S. Green Building Council. The facility has recently been awarded the 2018 Western Pacific Region Design-Build Award from the Design-Build Institute of America and the ENR 2018 Best Project Award.

This renovated facility consists of two separate 75,000 sf. buildings in cold shell condition built in 2001 and valued at approximately $42M. XL Construction served as the general contractor working as the design-builder in partnership with Harley Ellis Deveraux (HED) Architects to complete the exterior and interior build out. This scope of work includes a 5,000 sf. design showroom and auditorium, 1,500 sf. audio lab in the parking garage, custom vehicle entry to auditorium showroom, extensive site upgrades for code compliant access, 100,000 sf. of raised access floor system, new structural retrofit for six new staircases, complete new MEPF systems installation, installation of new elevators, custom research rooms, conference rooms, private offices, open office and collaboration spaces, and amenity spaces. 
 

PARADIGM provided overall structural design for the tenant improvement requirements, including new stairs, showroom, ramps, audio labs and required support of new tenant specified mechanical units.
