Genesis Towers

The Genesis Towers project included a tenant improvement and office to lab conversion of the existing the 9-story south tower, upgrade/retrofit and office to lab conversion of the north tower, and the expansion and rehabilitation/upgrade of the existing 7-story parking garage.
The 9-story south tower was originally constructed as a steel framed office building before PARADIGM and the rest of the team designed the lab conversion. The structural scope associated with the lab conversation included evaluation and strengthening of the floor framing for vibrational considerations as well as the higher lab loading criteria, the addition of new interior ventilation shafts, and the addition of an exterior ventilation shaft running up one side of the building.
The 21-story north tower was originally designed as a steel framed office building, and the foundation was installed and steel fabricated before construction was put on hold. PARADIGM replaced the original Structural Engineer of Record when the project was restarted with a new owner who desired to convert the office building design to a second lab building. PARADIGM evaluated the existing steel framing and modified it as required to meet the updated seismic design requirements along with the increased vibrational and loading criteria associated with the lab conversion.
The adjacent 7-story parking garage was expanded as part of this project and at completion totals 642,000 SF and 2,038 parking stalls. Part of PARADIGM’s effort was also to rehabilitate elements placed during the original design and construction to meet the requirements of the most recent code.
